i refinanced my house a while back. WAMU (washington mutual bank) owns the new note.

i noticed a while back that i hadn't gotten any sort of payment coupon from them. so i finally called them. they sent it to my address in bothell, wa, where i haven't lived in over a year and which does not appear on *any* of the paperwork involving the new loan or on my bank accounts with WAMU.

great. they're clearly on the ball, here.

They take our mortgage payments out as electronic payments from our checking account (also WAMU). And we have other money that goes in automatically. The money is supposed to go in on the first and come out on the second, but one month the money went in on the 4th, so they said "hm no money here" and then didn't say anything to us until something like three weeks later when they said "you're going to be in default if you don't pay by tomorrow." Nice warning! So we sent them an official "please take the money out on the 6th instead" letter, they said "ok, no problem." Last month we were doing bills and noticed "hm, we have more money than we expect" and discovered that although the money had gone into the account on time, for some mysterious reason they never took the money out. We called and asked, and as far as I know, nobody there could figure out why they didn't take the money, either. They just didn't.

Hm, I think it's time to double-check that everything went correctly this month...

We've had lots of problems with them too. Basically you have to ride herd on them and triple check everything, because they will generally get it wrong.
